Leo, what are you using to heat up your water? If you are using a hot water
"dispenser", it might not be hot enough, and that may be your problem.
Getting an electric kettle would fix that.

it is a dispenser, but plnety hot i think. i havent measured, but can will
bring a thermometer in and test.. its crossed my mind that the water may not
be too hot, but i can hardly hold the cup, so i discounted it..

When steaming milk many people, including myself, place their hand on the SS
pitcher. When "too hot to the touch" the milk is just the right temperature.
However, this same too hot to the touch would be way under temp for
brewing!!!
